Understand your tax bill

The City issues 2 tax bills each year to residential and business property owners. If your property is newly constructed or has been changed (severed or consolidated), you may receive additional supplementary tax bills.

Information on your tax bill

Your property tax bill issued by the City of Mississauga contains the following information:

  • Name(s) of the property owner(s)
  • Customer number, Tax Roll number, legal description of the property
  • Assessed value and tax class assigned by the Municipal Property Assessment Corporation (MPAC)
  • Breakdown of the tax bill payable to the City, region and school boards (final tax bill only)
  • Account Summary and balance at the time the tax bill is produced (except on omitted and supplementary bills)
  • Instalment amounts and due dates for the payment of each instalment
  • Explanation of tax changes (if any)
  • Contact information for the City of Mississauga Tax Office

Interim tax bills

Interim property tax bills are issued in early February and reflect 50 per cent of your previous year’s taxes including any adjustment for supplementary taxes. If an account did not exist in the previous year, the interim tax bill will reflect approximately 50 per cent of the full year’s tax.

For residential properties, you can pay your interim tax bill amount in three instalments on or before the dates indicated on the bill.

For non-residential properties, you can pay your interim tax bill amount on or before the due date indicated on the bill.

Final tax bills

Final property tax bills are issued in early June and reflect balance of taxes owed by you including the changes in municipal taxes and the education portion of your taxes if any.

For residential properties, you can pay your final tax bill amount in three instalments on or before the date indicated on the bill.

For non-residential properties, you can pay your final tax bill amount on or before the due date indicated on the bill.

The final instalment due dates are approved by Council.

Payment due dates

The due date to pay your property taxes is shown on your tax bill. Any arrears on your bill must be paid immediately. The City does not offer any discounts if you pay your tax in advance.

Failure to receive your tax bill does not exempt you from paying taxes and penalties for late payment.

Late payment charges

If you pay your property tax after the due date indicated on your tax bills, you will receive a late payment charge of 1.25%. This charge will be added on any unpaid amount from the first day after the instalment is due and on the first day of each month until the amount is paid in full.

Penalty and interest rates are in accordance with City by-laws and cannot be waived or changed.

If a payment is not cleared by your financial institution, you will receive a service charge that will be added to your account as per the General Fees and Charges By-law.

You can avoid late payment charges by making sure your property tax payment is received by our tax office on or before the due date.
